It is the job of the home stager in partnership with the realtor to prep the home to appeal to the most buyers. The seller needs coached in getting the home show ready. Rather than you having to be the “bad guy” delivering the design changes, the client is hearing the staging direction through a professional. Often this makes them more receptive to the changes. You simply facilitate a “Seller Design Plan” appointment with the homeowner.
Design Plans are typically paid for by the seller, but some realtors may opt to include this as a service in their marketing package.

A home consultation is a free service for the realtor and is the first step toward addressing the needs of a non-furnished home. It includes a walkthrough and an assessment of the floor plan and room sizes. A staging plan is developed along with input from the seller’s agent that includes a recommendation for the By Jodelle, Ltd. grouping that best aligns with the marketing strategy, the appropriate room package, and identification of the features that need highlighted. By Jodelle, Ltd. maintains a large inventory of furniture and décor that is grouped in a deliberate fashion to maintain control over style, color, balance, mood and demographic emphasis.
