Buyers consistently weren’t sure how to furnish this basement bedroom.
The wall cutout made buyers unsure where to place the bed. We added shelves and wall art to balance out the wall space above the bed set.
For smaller marketing budgets, virtual staging can be done in conjunction with conventional home staging or as a stand-alone option. It is much better than presenting an empty house on MLS. It allows the buyer to visualize how the house will function for their family and presents at least one option for furniture placement.
Virtually staged images are very realistic and hard to distinguish from furnished rooms due to their natural shadows and lifelike 3-D furnishings and decor.
And since I approach the process as both a professional home stager and photographer, I bring something unique to the table. As a stager, I will overcome design challenges for a property and choose virtual furnishings that matches the color palette of the property and existing furniture. On the photography side, I can tweak lighting and shadows, alter unnatural aspects of the image and provide some customization for upscale, luxury properties like personalized wall art.
I also have several ideas to improve the experience of the onsite home tours and provide continuity between the images that initially attracted the buyer and the empty property that the buyer is touring.
