There are standard photographs that every photographer should know to take, but special feature shots can be what makes one listing stand out over another. We feel that it is important to obtain this direction from the realtor as part of their overall marketing strategy for a listing. We also provide realtors with a “Homeowner Checklist” to give to the seller to help them prep the home for the photoshoot.
The photographer is also your marketing partner in selecting which photos are best to use in your listing. Not every room or feature needs to be pictured on MLS. The idea is to get people in the door. It is therefore important to put your best “foot” forward, or as in this case, your best “photos” forward.

Professional photographs present your listing in the best possible light. This is both literal and figurative. Amateur photographers often have a difficult time achieving good lighting results in an indoor setting. Professional photographers know which formats are best to shoot in, the proper equipment to use, how to use lighting to achieve optimum results and how to tweak photos to get the right color balance and window clarity.
All our real estate photographers use a technique called “flambient” to achieve master-class magazine quality images for the key rooms of the property. This is superior to the traditional HDR photos that most professionals offer.
The angles that the MLS photos are taken should be chosen to draw the eye to the best features of the room and capitalize on the artistry of the home stager. The photographer may choose to crop certain features out of the frame or minimize their presence. In this way, the photographer and stager work hand in hand to achieve similar results.
Level planes and vertical lines are also especially important when shooting architectural images.
