A home stager knows how to appeal to the greatest number of buyers. They are trained to draw the eye to the best features of the home, perceive any concerns, solve problems, spot things the average person won’t see, and generate a series of positive reactions to the space through design.

Even if the homeowner has knowledge in interior design, they have designed their home around their taste and family needs. They are not approaching their home design from a marketing perspective.

It is the job of the home stager in partnership with the realtor to prep the home to appeal to the most buyers. The seller needs coached in getting the home show ready. Partnering with a home stager is a service a realtor provides to the client. Rather than you having to be the “bad guy” delivering the design changes, the client is hearing the staging direction through a professional. Often this makes them more receptive to the changes. You simply facilitate a “design consultation” appointment with the home owner. The action plan will include how to best organize and arrange their own furniture to accentuate the home’s best features; a list of personal items that need to be removed or hidden; and the best placement of décor items. Recommendations will be given for every room in the home and address the curb appeal and outdoor leisure areas.

An “on-site consultation” includes a 1-2 hour walkthrough and an action plan for the homeowner to implement. If the homeowner doesn’t feel comfortable implementing the action plan themselves, for an additional fee the home stager can carry it out for them. If a change in furniture or décor is recommended to attract a specific buyer, we can pull these items from our extensive inventory. A homeowner shouldn’t have to spend valuable time shopping or purchase things for a home they are moving out of.

On-site design consultations start at $175 depending on the number of rooms.

They are typically paid for by the seller, but some realtors may opt to include this as a service in their marketing package.
