Designers set this in motion by creating single frames in a life script that the buyer can imagine themselves experiencing. These moments are carefully designed to target the specific demographic the realtor has identified for the home's location and to activate the senses. The more the buyer identifies with the home, the greater chance they will perceive it at a higher value.

The overall balance of elements within the space is very important to achieve. A well-balanced room initiates a feeling of calm and peace. It takes an artist’s eye to look at a space and know if something is missing, needs to be removed and exactly when the canvas is finished. The use of smaller and larger triangles or groups of three, are often used within a space to achieve balance. Colors that work well together can create harmony. It is also important that the palette selected transition well from room to room to create a cohesive flow.
Understanding the psychology of color and current trends is also very important when designing a home to please a particular demographic. Black and white are often used to modernize a space. Blues and natural hues that are currently trending are very calming. Red can initiate excitement, but the proper balance and hue is important. For something colorful and fun, we can use Bohemian décor, the latest trend among millennials.
To help a potential buyer visualize themselves in the property, elements that are designed to generate a feeling or engage the senses can be added. Tea service for two can bring back a pleasant memory of a hot summer day with a refreshing beverage in hand. A familiar taste of a sweet treat could come to mind after seeing a cookbook next to a mixing bowl in the kitchen. One might think of snuggling with someone they love after seeing a basket of soft throws placed next to a comfortable couch.
A good designer will know how to bring all these factors into play and increase the likelihood that your buyer will begin to see the property as “home.”
