Every MLS photo should tell a story.

The better the images are the more attention they attract.

Professional photographs present your listing in the best possible light. This is both literal and figurative. Amateur photographers often have a difficult time achieving good lighting results in an indoor setting. Professional photographers know which formats are best to shoot in, how to use lighting to achieve optimum results and how to tweak photos to get the right color balance and window clarity. All our real estate photographers use a technique called “flambient” to achieve magazine quality images for the key rooms of the property and a blend of bracketed photos for any additional rooms and exterior views. Both "flambient" and bracketing are master-class processing techniques that are superior to the traditional HDR photos that most professionals offer.

State of the art equipment is also crucial to the overall quality of the shot. Real estate photographers at By Jodelle, Ltd. will always use a top-quality camera and a wide-angle lens to grab as much detail of the room as possible. A stable tripod is imperative when shooting flambient due to the multiple layers that are required to build the final photo. Additional lighting and the knowledge of how to apply it is also important.

The angles that the MLS photos are taken should be chosen to draw the eye to the best features of the room and capatalize on the artistry of the home stager. The photographer may choose to crop certain features out of the frame or minimize their presence. Level planes and vertical lines are especially important when shooting architectural images.

Real Estate Photo Packages.

Our starting real estate photo package is for homes up to 2500 sq. ft. and includes at least twenty-four standard exterior and interior images and additional shots of unique selling features of the property. The photographer will coordinate with the realtor to decide on a shot list prior to the shoot. The images we capture should support our realtor/client's marketing plan.

The photographer is also your marketing partner in selecting which photos are best to use in your listing. Not every room or feature needs to be pictured in your listing. The idea is to get people in the door. It is therefore important to put your best “foot” forward, or as in this case, your best “photos” forward.

Twilight Photos and Drone.

Twilight photos and drone are very eye catching and impactful to your marketing plan.

Twilight photos really stand out in a sea of listings and can be especially important for higher end properties. Due to the nature of the timing, additional setup, and post-processing, both twilight photos and drone are add-ons to the standard photo package.

Drone can be used to take still photographs, but it is especially impressive in video form. It is very effective in showing the relationship and distance a property is from a golf course or another neighborhood amenity. Listings with acreage also benefits greatly. Drone is one of the most requested add-ons from listing clients. It can be embedded with your MLS listing or you can direct buyers to a website where you offer a complete walk-through video including drone footage. Our drone specialists will work with you to capture the images and footage you need that are specific to your listing requirements.

There is a right angle for everything.

There is one right angle that a photo should be taken to draw the eye to the best features of the room. It is the job of the real estate photographer to know where that sweet spot is. They also should be willing to adjust the height of the shot. A majestic view can be missed if you don’t adjust your vantage point. A feature shot may best be taken at an angle or with reduced depth of field to add drama.

Put your best “photos” forward.

To get people to book a showing or come to an open house, only the best features and rooms of the home need to be highlighted. By Jodelle, Ltd. gives the realtor or sales agent the marketing strategy behind their top photo recommendations. The sweet spot for retaining the attention of the buyer is around 30 photographs.

Retouching is included.

A minimal amount of retouching is performed when necessary with the basic photo package at no extra charge. Extensive retouching is not recommended. It is important that photos give an accurate representation of what the buyer will observe during the walk through.
