The most attention should be placed on the curb appeal of the home and the room first visible upon entrance. These elements formulate the first impression. You want to generate a “positive reaction” out of the gate. If the entrance area is open concept, the rooms that make up that area should all be staged.

Areas that are hard to define by the buyer should also be staged. This will eliminate possible deterrents to the home.

The more rooms that are staged, the larger the "ripple." Decisions for the best room package to meet the unique challenges of the property are made in conjunction with the realtor’s assessment and recommendations derived from the staging consultation.

Rooms considered “essential” to stage.


In the real estate industry, the rooms that are considered “most essential” to stage are the living room, kitchen, master bedroom, master bath and dining room. Additional rooms should be considered for spaces that are hard to define and homes with a higher price point.

Choosing your room package.


Home staging packages can start with a few select items or include multiple rooms.

Our TLC bundle is perfect for the client who already has a modern and minimalist design. They obviously will need very little help. A few holes left from removing personal items may need to be filled with décor or a piece of art may need swapped out. All packages are custom tailored to the seller’s needs and are priced accordingly. This service is available along with the purchase of a photo package or something of similar value.

Room packages include three or more rooms and one to two baths. Quotes reflect the amount of furniture and décor booked and the size of the home. All packages include the placement of furniture and décor in the agreed upon rooms and the removal when the listing is sold. Our furniture and decor, when not already booked, is included with the room package at no additional charge. If it becomes necessary to rent furniture, rental fees that extend beyond the first month will be additional.

Designers build excitement through staging. They start with the curb appeal, move through the entryway and advance from room to room creating single frames in a life script that the buyer can experience and imagine themselves in. The more the buyer identifies with the home, the greater chance the images they see will linger in their mind motivating them to act on their desires.

We are often asked if we can change out a piece of art or swap out a few nick-nacks. The answer is “yes.” We can do as little or as much as the property requires.

Tell a “welcoming” story.

Vignettes are made up of a group of varying height objects that tell a welcoming story and are generally placed in the entry room or to draw the eye away from awkward spaces. They can make the home appear less empty when no other staging is used or be used in conjunction with a small room package.
